In 2006 Metro Detroit real estate began to receive national and international attention as a market depressed real estate. Many of "buy and hold" investors saw Detroit as a great opportunity to buy cash flowing real estate at all times low prices. One of the investors as was Joe Traficante of Southern California. Joe was attracted to metro Detroit real estate, due to the entry of low price and positive cash flow and property hunting began in mid-2006. At the same time, local residents and complete real-time property investor, saw a Jerry Norton opportunity to help "out of state" by wholesale investors to properties. In 06 final, Jerry and Joe met and Jerry began to find properties for Joe. Before long, Joe had other investors who were interested in Detroit real estate and early 2007, Joe and Jerry began selling properties to other investors stakeholders and, therefore, equitable services, LLC was formed.

The company has sold over 150 properties since then, the investors throughout the U.S., Canada, the United Kingdom and Australia.

The business model is different from other wholesalers who sell overseas properties State investors. Most wholesalers sell other properties that are reformed United Nations and offer the renewal of the property after purchase for a specified price. According to Joe, "The problem is that investors put their money to buy a property, then have to hire contractors and wait for the renewal is completed. Many times the cost of rehabilitation exceeds the original anticipated price or quoted. Once the restoration is finally completed, the property manager start working on getting a tenant. During this time, the investor has money invested and no return yet. "

Joe and Jerry decided from the beginning to take a different approach to real estate in Detroit. Its properties are completely renovated before being offered for sale to an investor. Once the process ends with the property manager in the steps and begin the process to secure a tenant. Many times, an investor buys a property with a tenant already in place!

This "turnkey" has served us well. Jerry and Joe have found that investors want a property and ready to go and cash flow. One of What Jerry and Joe do to really show its properties is what they call a "slideshow of rehabilitation." They take multiple pictures of the condition property at the time when it was bought as a foreclosure. Once rehabilitation is complete, photos are taken from the same angle and build a "before" and "after" slideshow. Jerry confesses: "This has been a great success. Investors get a real idea of what was done to property and are always impressed with the amount of work and the high level of workmanship that goes into each property. "

In addition to the slide show, also provide a "tutorial" video of the property. Basically, once the rehabilitation is complete, walk through the property to explain what was made during rehabilitation. Jerry thinks "pictures say one thing but investors can really understand the flow of the house and the design of watching the videos."

While the price of homes is very attractive at less than $ 50,000, which most people like is the fact that households are the best restored in the market. Joe boasts, "no one does a better rehabilitation! Understand that buyers are holding these properties for profit long term and as such, we must provide an outstanding characteristic. "From new roofs, windows, pipes, electric carpets, painting, ceramics, kitchens, bathrooms, etc, everything is made from top to bottom!

To help investors crisis of numbers, Joe and Jerry also offer what they called "financial analysis" for each property owned by Detroit. This is a one-page PDF document that describes, rental income, all expenditures, cash flow, ROI, etc.

All of the videos, spreadsheets and relevant information for each property is readily available and easy to understand and can be found on the website of your Detroit real estate. Jerry and Joe also offer other tools and information on its website to help investors understand and are comfortable with investing Detroit real estate.
