is a landlord responsible for fixing a ceramic floor in a CT deli?

im looking in to buying a deli in CT. i went in there to see what condition the floor is in but the tiles are totally shot. if i were to lease the deli from the landlord does that mean that i am supposed to fix the floor or is he. does he drop the price of the deli and have us fix the floor, or is it his job to fix the floor and not charge us for the change.

Since this is a commercial lease, everything is based on contract law. So whatever is in the contract rules the situation.

Generally, a commercial tenant is required to repair, maintain or upgrade a commercial rental. So you would be responsible for the tile floor.

You can try to negotiate with the landlord, but the reality is that the landlord can simply tell you that what you see is what you get.
