Bathroom Subfloor
Subfloor Inspection by Charlotte Home Inspector
Avoid water damage in your bathroom by avoiding sink overflows
Yuk! There is nothing worse than having to clean up dirty bathroom water from an overflowing toilet or bath. Not only is it gross, but overflows like these can actually cause damage to your bathroom. I have even seen it where an constant overflows in a second story bathroom eventually caused the flooring to totally deteriorate and start falling in chunks into the kitchen below it.
The best thing you can do to prevent any overflows is good bathroom maintenance. Checking your bathroom for leaks in pipes, cracks in grout, and caulking that is beginning to peel away can help prevent water damage. Check the toilet for leaking water around the bottom of the toilet, coming out of the water hoses, and under the water tank. Also check for leaks around the sink area. Sometimes, the drainage system in your bathtub will get so clogged up that it actually begins to fill with water that was supposed to have drained down the pipes. In this case, you have a serious problem on your hands, and you can't use any more water in your house until you get the drain going again. You will have to unclog the pipes and the bathtub overflow, so you may just want to call a repairman.
Or maybe there is nothing wrong with your drain, but you are just notoriously bad at starting to fill the bathtub and then not getting back to turn off the water before the tub has overflowed. If this is your problem, then you should buy a Starfish Bathtub Alarm. You just put the alarm on the inside of the tub, and an alarm will buzz when the water level is getting too high. So now you don't have to worry about accidentally overflowing the tub!
You really want to avoid overflowing your tub, toilet, or bathroom sink at any cost. Overflowing them can cause all kinds of problems from soggy flooring to the growth of mold and bacteria. You may think that the overflows had no effect, since you don't immediately see any damage. But then, you may find out months later that water has been seeping into the flooring through cracks in the tiling and that there is a ton of mold growing in your subflooring. These kinds of problems you will definitely want to avoid at all costs! Not only can cleanup be messy, but it can also be really expensive!
